What is being proposed?

Proposals for a development of around 40 new homes on land at the east of Maybourne Rise, together with new landscaping, green space and sustainable drainage.

The plans are at an early, draft stage. The exact number and mix of homes, and their detailed design, are still being worked up.

Question 2

Is this already decided?

Accepted Answer

No. This is an informal, pre-application consultation. No planning application has been submitted, and no decision has been made.

We are sharing the proposals now, while the design can still change, precisely so that your comments can make a difference.

Question 3

How are my comments actually used?

Accepted Answer

We read every comment that comes in. Together they help us understand what matters to people who live here, and where the design could be improved. Where we can reflect a comment in the scheme, we will. Where we cannot, we would still rather know about it.

At this pre-submission stage we will also pass the comments we receive to the local planning authority, so we can work with them to address concerns. To make sure your views are formally registered, we strongly encourage you to also comment directly to the council through its planning portal once an application has been submitted.

Is this an outline planning application?

Accepted Answer

Yes. We intend to submit an outline application. This establishes whether the principle of development is acceptable and settles the access into the site in detail at this stage.

The remaining details, the layout, scale, appearance and landscaping, are known as reserved matters and are decided later through a separate, more detailed application. The masterplan you can see is illustrative: it shows our design intent, and the material submitted at outline stage is written to guide that later detailed application.

How is this different from the council's consultation?

This consultation is run by us, before any application is submitted. It is your chance to influence the design early.

Later, once a planning application is submitted, the council runs its own formal 21-day consultation, and you can comment directly to them as well. Sharing your views with us now does not affect your right to do that.

Question 6

What about extra traffic and parking?

Access is taken from Maybourne Rise, and the layout provides private parking for each home plus visitor parking bays, so parking is designed in rather than pushed onto surrounding streets.

Our highways consultants, Motion, are advising on access and traffic. If you have specific concerns about particular junctions or times of day, please tell us.

Question 7

What about drainage and flooding?

Managing water properly is a key part of the design. Sustainable drainage (SuDS) features are proposed to hold and slow rainwater on the site.

Flood risk and drainage are being led by specialist consultants, Mayer Brown, as the scheme develops.

Question 8

What happens to the trees and wildlife?

Accepted Answer

The mature trees around the edges of the site are retained, with new screening and shrub planting added. Areas of grassland and a local area of play sit within the scheme, and adjoining land is set aside as natural green space.

The design is informed by ecology and arboricultural survey work.

Question 9

Will there be affordable housing?

Accepted Answer

Affordable housing will be considered in line with the council's planning policy as the proposals develop. We will share more detail here as the scheme takes shape.

Who is behind the proposals?

The proposals are being brought forward by ADMG, the development manager, working with a professional team that includes Corylus (planning, architecture and landscape), Motion (highways) and Mayer Brown (flood risk and drainage). You can read more on the team page.
